Brighton Residential Management (“Brighton,” “we,” “us,” or “our”) operates the multifamily communities owned by Alta Real Estate and provides property management services to residents and applicants. This Privacy Policy explains what information we collect through our website at brightonmgmt.com and in the course of providing our services, how we use it, and the choices you have. By using our website or providing your information to us, you agree to the practices described here.

Information we collect

Information you provide. We collect information you give us directly — for example, your name, email address, mailing address, mobile or other phone number, and the contents of messages you send us. We also collect information you provide during the leasing, application, screening, and residency process, which may include additional contact and household details.

Information collected automatically. When you visit our website, we and our analytics providers may automatically collect standard technical information such as your IP address, browser type, device information, pages viewed, and referring URLs through cookies and similar technologies. You can disable cookies in your browser settings, though some parts of the site may not function as intended.

How we use your information

We use the information we collect to:

• Respond to your inquiries and provide leasing, residency, and property management services;
• Send transactional and service communications, including by SMS text message where you have consented (see Mobile information and text messaging below);
• Operate, maintain, secure, and improve our website and services; and
• Comply with legal, regulatory, and contractual obligations.

Mobile information and text messaging

If you provide us with your mobile phone number and consent to receive text messages, we use it to send the messages described in our SMS / Text Messaging Terms.

No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Text-messaging originator opt-in data and consent are never shared with any third parties. We do not sell or rent your mobile phone number. The only parties that receive your mobile number in connection with text messaging are the service providers that help us operate the messaging program (such as our messaging platform and the telecommunications carriers that transmit the messages), and they may use it only to deliver those messages on our behalf — not for their own marketing.

How we share information

We do not sell your personal information. We may share the information we collect:

• With service providers who perform functions on our behalf — such as our resident portal and accounting platform, messaging and email providers, hosting, and analytics — under contractual obligations to protect your information and use it only for the services they provide to us;
• With Alta Real Estate, our affiliated owner, as needed to manage the communities and provide services to you;
• When required by law, or to protect the rights, property, or safety of Brighton, our residents, or others; and
• In connection with a business transaction, such as a merger, acquisition, or sale of assets.

As stated above, these sharing practices exclude text-messaging opt-in data and consent, which we do not share with third parties for their own purposes.

Data retention and security

We retain personal information for as long as needed to provide our services and to satisfy legal, accounting, and reporting requirements. We maintain reasonable administrative, technical, and physical safeguards designed to protect your information, though no method of transmission or storage is completely secure.

Your choices

You can opt out of text messages at any time by replying STOP to any message we send. You can unsubscribe from marketing emails using the link in those emails, and you can manage cookies through your browser. To request access to, or deletion of, the personal information we hold about you, contact us using the details below; we will respond as required by applicable law.

Children’s privacy

Our website and services are intended for adults and are not directed to children under 13. We do not knowingly collect personal information from children under 13.

Changes to this policy
